Phase Two of Gregg Ranch Launches

With phase one nearly sold out, real estate investment and development company Harvard Investments reports phase two of Gregg Ranch is officially underway. Project Manager Nathan Neese of C3 Development said a construction plan proposal for 112 single-family lots has been submitted to the city of Marble Falls and is expected to be finalized in February 2022.

 

In addition to the construction proposal, design plans for the community center have started. Initial plans include a main pool area with two 60-foot-long lap lanes, pool play features and tot area with shade sails to be constructed at Cora Lee and Gregg Ranch Blvd. A pergola, fire pit, additional shade and plenty of seating are also planned. To provide even more recreation options for Gregg Ranch families, Harvard Investments plans to include volleyball and pickleball courts, gaga ball pit, a playground, generous greenbelts, picnic pavilion and a dog park to accommodate both small and large dogs.

 

“We are grateful to continue partnering with high-caliber local firms such as Marble Falls-based civil engineering firm K.C. Engineering Inc. and Austin-based Ross Construction Inc. as we move into phase two,” shared Neese. “Then we’ll begin on the community center and pool area, tentatively slated to be finished in time for the 2023 swimming season.”

 

Additional Project Updates

The Texas Department of Transportation recently completed road improvements on U.S. Highway 281 near the Gregg Ranch community entrance. Their work has created wider street access and a deceleration lane as cars approach near the main entrance. New park benches and landscaping for families is also being installed this month at the pocket parks in phase one. Additionally, more trails and walking areas will be added, creating 5.5 miles of jogging and biking trails throughout the community.

 

Neese said residents will enjoy seeing the upcoming amenity improvements at Gregg Ranch.

 

“We are eager to design and start construction on the community center, while adding additional trails and walking areas to Gregg Ranch,” Neese said.

 

Completed phase one amenities at Gregg Ranch include an outdoor kids play area, bocce ball, horseshoe pits, a barn-style ramada, outdoor barbeque, a “life-sized” checkers game and more. Pulte’s home sales have been steady with approximately half of the phase one homes sold. Upon completion, Gregg Ranch is anticipated to be home to approximately 700 single-family homes, 250 multi-family residences and a commercial area.
