The master-planned community of Gregg Ranch is the first to come to Marble Falls in over two decades. It will encompass 240 acres and is entitled for up to 700 home sites. The fully planned community provides well-designed infrastructure and centrally located amenities throughout.

Top national builders such as Pulte Homes are bringing their latest in modern, open-space home concepts within a wide variety of affordable sizes, designs and floorplans. Singles, couples, growing families, empty nesters and retirees will all find their place and space within this carefully integrated community. Both single-family ownership and multi-family rentals will be available.

Homeowners will enjoy access to planned amenities anticipated to include a resident-only park, due for completion in Phase 1. Called Mrs. Gregg’s Park, it is planned to include a kid’s play area, ramada, horseshoe pit, seating and a Little Lending Library in honor of Mrs. Gregg, a longtime teacher in Marble Falls. A second sports and play area park, also reserved for residents only, will be built in Phase 2 and is anticipated to include a half-soccer field perfect for practice with the kids, tee-ball, frisbee, kite flying, community concerts or family picnics. Bocce ball is also planned.

 

At completion of Phase 2, homeowners will enjoy access to planned amenities anticipated to include a private outdoor community amenity center with pool, restrooms and ramada. Residents will also take advantage of the outstanding natural terrain and landscaping along 5.5 miles of public community walking, jogging and biking trails.

The HOA monthly fee is planned at $70 per month. This amount covers every member of the household’s access to all amenities. It also covers the community general maintenance such as landscape maintenance and upkeep for the common areas, parks and more.

A day trip in Lakes and Hill Country will always lead you to great finds – unique wineries, museums, restaurants and more can be found in over 100 unique cities and small towns, each providing their own taste of culture and southern hospitality. In addition to its own downtown center, flourishing shops, restaurants, festivals and attractions throughout the year, Gregg Ranch is only a short drive from the best of Lakes and Hill Country water recreation, camping and nature hiking/biking within 6 state parks, 5 lakes, including nearby Lake LBJ and numerous other park/recreation areas.

The Downtown District and Shops at Old Oak Square in Marble Falls serve as some of many central social gathering points for dining, shopping, and entertainment. Just a short drive away are retail centers and specialty centers such as Hill County Galleria, The Shops of Spicewood and The Shops at the Galleria in Bee Cave. While Marble Falls has a plethora of local small and mid-sized business serving its residents’ every need, the town has also been recognized as one of the most economically vibrant small towns in the country, attracting new businesses that now call Marble Falls home. Among them, the new Baylor Scott & White Hospital and Clinic is less than a mile away from Gregg Ranch.

Residents of Gregg Ranch will have the established structure, planning and social programming enjoyed with living within a master-planned community. The Gregg Ranch Homeowner’s Association and Governing Board will set and manage monthly resident dues, oversee community improvements and maintenance, and plan a full calendar of enjoyable activities designed to help residents connect with one another and build a unique culture to enhance our residents enjoyment of a high quality of life.

The Gregg Ranch Homeowner’s Association and Board will set policies and manage consistency in infrastructure, amenities, common areas, neighborhoods and homes in the community’s long-term best interest. Property taxes collected from residents of Gregg Ranch are appropriated to support Burnet County and the City of Marble Falls infrastructure, maintenance and operations. Taxes also cover the Marble Falls Independent School District and the Central Texas Groundwater Conservation District.
