First Gregg Ranch Resident Moves in Weeks After Grand Opening

Jul 19, 2021

Real estate investment and development company Harvard Investments is thrilled to welcome its first resident to Gregg Ranch, Marble Falls first new large-scale residential development in three decades. PulteGroup, the community’s first builder, debuted new floor plans and designs specific to the 240-acre master-planned community at the grand opening. Pulte’s sales have been going strong, and demand remains high as residents continue to move in this summer.

“Our first homeowner to move in is such an advocate for Gregg Ranch,” shared PulteGroup sales team member Kelly Chaney. “She has told all her friends about Gregg Ranch, one has already bought a home and two more are on our interest list. It is a great feeling to see such a positive response from new community members and watch them fill Gregg Ranch with thoughtful, caring neighbors.”

Sharon “Lynne” McCoy is the first community member to move into Gregg Ranch. Previously she lived about 20 miles away in Lakeway.

“I chose Gregg Ranch because of the price and the quality of features in the home. Often in new homes, everything is an add on. Pulte builds a quality home with things I already want built right in. I absolutely love the floor plan and the kitchen and family room. The large pantry is another plus.”

Phase one amenities at Gregg Ranch include an outdoor kids play area, bocce ball, horseshoe pits, a barn-style ramada, outdoor barbeque, a “life-sized” checkers game and more. Phase two is anticipated to feature a centrally-located community center with pool, plus a dog park, generous greenbelts and nearly six miles of walking, jogging and biking trails.

“I am looking forward to the swimming pool,” McCoy said. “The pool and the playground make it a wonderful place for when my granddaughters come to visit. I also love to walk, so it’s nice to be near the lake, just down the street.”

Upon completion, Gregg Ranch is anticipated to be home to approximately 700 single-family homes, 250 multi-family residences and a commercial area.

“The demand we’re seeing at Gregg Ranch continues to grow as more individuals learn about the incredible location here in Marble Falls, the quality of Pulte Homes’ models and the amenities at Gregg Ranch,” said Chris Cacheris, senior vice president of Harvard Investments.  “We’re confident there is no better place to live within the greater Austin area than right here in Marble Falls and we are grateful for the first residents choosing to make Gregg Ranch their new home.”

McCoy agrees about the draw of Marble Falls, sharing her love for the surrounding area and proximity to Austin. “I love the historic area in Marble Falls, the shopping and Bluebonnet Café. Their pies are famous. My family and I love to eat breakfast there,” she explained. “I work in Austin and it’s not that far. I also meet up with friends in Austin.”

More than 270 potential Gregg Ranch residents and 35 Austin-area real estate professionals participated in the Grand Opening tours and festivities in April. Pulte Homes at Gregg Ranch start in the $300,000s and range from approximately 1,500 to more than 3,000 square feet with two to four bedrooms, two to four bathrooms, two- and three-car garage options and covered patios. Most floor plans are single-story, but some have a loft option for growing families. Those interested in touring a Pulte Homes model are encouraged to visit here to schedule a visit and find out more information.

“I think the highest compliment is to recommend something I love to friends,” McCoy said. “I told my friends about Gregg Ranch right away, that I loved the home that I bought here and that Pulte is a great builder, so hands-on.”
