Q: What is Gregg Ranch?
A: Gregg Ranch is a 240-acre master-planned community in Marble Falls, Texas anticipated to be home to approximately 700 single-family and 250 multi-family residences. At completion, Gregg Ranch is planned to feature a central community area with an outdoor pool, ramada, barbecue area, play area, bocce ball, horseshoe pits, miles of jogging and biking trails throughout the community, and a dog park.
Q: Where is Gregg Ranch located?
A: The community is conveniently located just south of the intersection of Highways 281 and 71, a short drive to major shopping, medical needs, charming downtown Marble Falls shops and restaurants, Lake Marble Falls, Lake LBJ and the famed Texas Lakes and Hill Country.
Q: How many homes will be built at Gregg Ranch?
A: Approximately 1,250 single-family and multi-family (for rent) homes are anticipated to be built as part of Gregg Ranch.
Q: Who are the builders?
A: Gregg Ranch’s first builder, Pulte Homes, anticipates beginning pre-sales in late 2020 of approximately 100 homes, which will include debuting new floor plans and designs for the community, not seen anywhere else.
Pulte Homes anticipates their models will seamlessly incorporate indoor and outdoor living spaces designed around entertaining and an active indoor/outdoor lifestyle, and infused with smart technology. Homes will range from approximately 1,500 to more than 3,000 square feet and have two to four bedrooms, two to four bathrooms, two- and three-car garage options and covered patios. Most floor plans are anticipated to be single-story, but some are likely to have a loft option for growing families.
Pulte will begin building Phase 1 homes once Harvard Investments completes the community’s infrastructure, anticipated October 2020. Additional details about the new floor plans and price ranges will be shared by Pulte later in 2020.
Harvard Investments anticipates bringing in additional respected production builders as the community grows.
Q: Who are the developer and general contractor?

Q: Will Gregg Ranch be selling lots to custom builders/ who are the other builders?
A: Harvard investments plans to sell additional lots to well-respected public and private production builders. Additional production builders selected will be announced as finalized. There are no plans to sell single or custom lots at this time.
Q: What is the timeline for development and home sales?
A: Pulte anticipates begin presales in late 2020. As of January 2020, horizontal construction preparation has begun at Gregg Ranch. Ross Construction is moving dirt as it prepares to install the community’s infrastructure in spring and summer 2020. Pulte Homes anticipates they will begin building their models as soon as the infrastructure is complete.
- Phase 1 is anticipated to include 100 Pulte homes. These will be one- and two-story single family, detached homes and lot sizes will be 50 x 120 and 70 x 120.
- Phase 1 amenities are anticipated to include walking trails, a sport and play field, and a park with ramada, barbecue grill and kids play area,
- Phase 2 is planned to include the construction of the central amenity center with an outdoor pool, ramada, barbecue area, play area, bocce ball, horseshoe pits and a dog park, as well as an extension of the Phase 1 jogging and biking trails. Phase 2 will also include additional neighborhoods, anticipated to include both one and two-story homes.
- Future development is planned to include the development of the multifamily portion of the community– an anticipated 550 units, as well as commercial and retail areas.
